The Lagos State Government has announced a new tenancy law aimed at limiting arbitrary rent increases, illegal charges, and predatory practices in the real estate market.
Moruf Akinderu-Fatai, the Commissioner for Housing, shared this information during the 2026 Ministerial Press Briefing in Alausa, Ikeja.

He stated that the proposed bill, currently under consideration by the Lagos State House of Assembly, seeks to tackle issues related to high rent increases, unauthorized agency fees, and the deceitful actions of unregistered estate agents in the region.
According to him, the bill is being reviewed by a committee and is expected to bring about necessary reforms to improve the housing market.
A significant aspect of the bill will require all estate agents in Lagos to register with the Lagos State Real Estate Regulatory Authority (LASRERA), with penalties for failure to comply once the law is enacted.

He noted that the initiative is aimed at addressing the problem of unregistered agents who are accused of taking advantage of tenants through inflated fees, fraudulent transactions, and multiple property listings.
Additionally, the proposed legislation will facilitate quicker resolutions of tenancy disputes by allowing court sessions on weekends and public holidays for associated cases.
Akinderu-Fatai mentioned that if passed, the law will apply throughout the state, and tenants seeking to file cases will need to provide proof of rent payments and updated utility bills.
He further revealed that LASRERA has intensified its enforcement efforts, successfully recovering over N270 million from dishonest estate agents from 2025 to 2026.
He reiterated that estate agency fees in Lagos should not exceed 10% of the total rent, emphasizing the government’s commitment to transparency, accountability, and affordable housing options.
